The property
The apartments are a classic Altbau property that was constructed in the first decade of the 20th century, and features a front and back wing separated by an inner court yard. The back building enjoys a large back yard that is accessible to all residents.
Buildings in the Altbau style represent some of the most sought after real estate in Berlin. They were constructed during the Wilhelmine period of German history between 1870 and 1914, and feature solid construction and spacious interiors.
Trademark Altbau features include hardwood floors, arched doorways and stucco ornamentation – which creates a stark contrast with modernist and industrial properties in the area.

The Area
The property is located in the Oberschöneweide -Treptow neighborhood, on the banks of the river Spree. In recent years a vanguard of artists converted many of the industrial structures in the area into studios and apartments.Families and students have followed, attracted by the prospect of river-side living and easy accessibility to the city center. In the process, a vibrant cultural scene has evolved, with newly opened music recording studios, and a vibrant café scene and artists’ studios.
Berlin’s local government has a long-term plan to push forward the regeneration of the Oberschöneweide -Treptow neighborhood, which should make it even more attractive to investors.
Sculpture gardens are planned alongside the river Spree, along with footpaths and cycle paths. Sports facilities are also available at the Wuhlheide forest park, and the area is to be connected to nearby Baumschulenweg via a 1.2 kilometer bridge across the river.
Niederschöneweide has also been undergoing redevelopment, with improved schools, the renovation of Hasselwerder Park and large-scale adaptation of the area’s early 20th century industrial buildings foruse as flats. All of these plans are part of an economic scheme to turn the area into an innovation center, harnessing the central location, attractive services and the skills of the student population.
Many of these students study at HTW, Berlin’s university of applied sciences and engineering, which is just a few minutes from the property. This large student community has stimulated the growth of bars, restaurants and nightclubs in the area, giving it a bohemian feel. Additionally, Oberschöneweide -Treptow is close to cultural and nightlife centers like Neukolln and Rummelsburg. The riverside parks of Rummelsburg regularly host open air music festivals and beach parties, while clubs like Sisyphos are some of the most popular in Berlin.
Neukölln is a constantly changing, free-spirited area that is full of organic restaurants, street performers, and coffee shops. It also contains the site of Tempelhof airport, which is now one of Berlin’s liveliest open air music venues.
Aside from its positive economic prospects, one of the major strengths of the area is its convenient location. The area around the property at Siemens Str. 9 is well-served by S-Bahn stations at Schöneweide, Betriebsbahnhof Schöneweide, Oberspree and Wuhlheide, there are excellent bus and tram connections, and the bridge to Baumschulenweg will make it easier to reach the airport by road.

Financing
An initial payment of 20% of the purchase price will be deposited into a notary account within a week of signing the contract. The Additional 80% will be deposited in the account after the sale of all apartments, following a notice from Inspiration Group. In the case of taking a loan, the 2nd deposit will determined according to the sum of the loan taken.
Loans
It is possible to receive a 40%-50% loan from a German bank. Our investment consultants will assist you in choosing the most suitable loan.
